Raporda \u015fu ifadeler kullan\u0131ld\u0131; \u201cR\u00f6nesans Gayrimenkul, T\u00fcrkiye genelinde konumlanan y\u00fcksek doluluk oranlar\u0131na sahip g\u00fc\u00e7l\u00fc AVM portf\u00f6y\u00fc sayesinde \u00f6ng\u00f6r\u00fclebilir kira gelirleri \u00fcretmeye devam etmektedir. \u00c7e\u015fitlendirilmi\u015f ve kurumsal kirac\u0131 taban\u0131 ile y\u00fcksek oranl\u0131 ciroya dayal\u0131 kira kontratlar\u0131, gelirlerin s\u00fcrd\u00fcr\u00fclebilirli\u011fini desteklerken operasyonel performans\u0131 perakende sekt\u00f6r\u00fcndeki canl\u0131l\u0131\u011fa duyarl\u0131 k\u0131lmaktad\u0131r. Maltepe\u2019de geli\u015ftirilen konut\/ofis projesi ile Antalya\u2019daki AVM yat\u0131r\u0131m\u0131 ise orta vadede b\u00fcy\u00fcme ve gelir \u00e7e\u015fitlili\u011fini desteklemektedir. Bu do\u011frultuda de\u011ferlememizi\u00a0g\u00fcncelleyerek 12 ayl\u0131k hedef fiyat\u0131m\u0131z\u0131 y\u00fckseltiyor, p art\u0131\u015f potansiyeli do\u011frultusunda \u201cAL\u201d tavsiyemizi yineliyoruz. Hisse, mevcut durumda net aktif de\u011ferine (NAD) g\u00f6re a iskonto ile i\u015flem g\u00f6rmekte olup bu oran, W olan 1 y\u0131ll\u0131k ortalaman\u0131n \u00fczerindedir. Mevcut iskonto seviyesini, g\u00fc\u00e7l\u00fc operasyonel g\u00f6r\u00fcn\u00fcm ve b\u00fcy\u00fcme potansiyeli dikkate al\u0131nd\u0131\u011f\u0131nda cazip buluyoruz.<br \/><em>G\u00fc\u00e7l\u00fc operasyonel performans 2025 y\u0131l\u0131nda da devam etti.<\/em><strong>\u00a0<\/strong>\u015eirket, kira gelirlerinin katk\u0131s\u0131yla has\u0131lat\u0131n\u0131 bir \u00f6nceki y\u0131la g\u00f6re reel olarak\u00a0 \u00a0 art\u0131r\u0131rken, doluluk oranlar\u0131 t\u00fcm AVM\u2019lerde neredeyse tam doluluk seviyesinde ger\u00e7ekle\u015fmi\u015ftir. AVM sekt\u00f6r\u00fc a\u00e7\u0131s\u0131ndan 2025 y\u0131l\u0131, politik ve ekonomik geli\u015fmelerin d\u00f6nemsel olarak hissedildi\u011fi bir d\u00f6nem olurken, R\u00f6nesans GY g\u00fc\u00e7l\u00fc kirac\u0131 karmas\u0131, g\u00f6rece daha d\u00fc\u015f\u00fck rekabetin bulundu\u011fu \u015fehirlerdeki konumlanmas\u0131 ve proaktif y\u00f6netim stratejisi sayesinde operasyonel performans\u0131n\u0131 korumu\u015ftur. \u015eirketin g\u00fcncel OCR (Occupancy Cost Ratio) seviyesi %9,2 olup, tarihsel \u201313 band\u0131n\u0131n alt\u0131nda seyretmesi, 2026 y\u0131l\u0131nda hem baz kira hem de ciroya dayal\u0131 kira gelirlerinde art\u0131\u015f potansiyeline i\u015faret etmektedir. S\u0131n\u0131rl\u0131 arz ve g\u00fc\u00e7l\u00fc talep dinamiklerinin katk\u0131s\u0131yla \u015firketin ofis portf\u00f6y\u00fcnde de 2025 y\u0131l\u0131nda y\u00fcksek doluluk oranlar\u0131 korunmu\u015ftur. Bu segmentin 2026 ve sonras\u0131nda da g\u00fc\u00e7l\u00fc katk\u0131 sa\u011flamas\u0131 beklenmektedir.<br \/>2025 y\u0131l sonu itibar\u0131yla ortalama ofis m\u00b2 kira geliri 20 dolar seviyesinde ger\u00e7ekle\u015firken, yeni kiralamalarda bu rakam\u0131n 30 dolar\/m\u00b2 seviyesine ula\u015fmas\u0131, s\u00f6zle\u015fme yenilemelerinin kademeli olarak devreye girmesiyle birlikte ofis gelirlerinde yakla\u015f\u0131k P art\u0131\u015f potansiyeline i\u015faret etmektedir.<br \/><em>AVM pay al\u0131mlar\u0131 gelirleri art\u0131racak.<\/em><strong>\u00a0<\/strong>R\u00f6nesans GY\u2019nin portf\u00f6y\u00fcnde yer alan ve GIC ile P\u2019\u015fer paya sahip oldu\u011fu Optimum Ankara ve Optimum \u0130zmir AVM\u2019lerin kalan paylar\u0131n\u0131n y\u0131l i\u00e7erisinde sat\u0131n al\u0131nmas\u0131yla birlikte, daha \u00f6nce \u00f6zkaynak y\u00f6ntemiyle muhasebele\u015ftirilen bu iki AVM, 2026 itibar\u0131yla tam konsolidasyon kapsam\u0131na al\u0131nacakt\u0131r. Bu do\u011frultuda s\u00f6z konusu varl\u0131klar\u0131n \u015firketin NOI (Net Operasyonel Gelir) rakam\u0131na yakla\u015f\u0131k 22mn avro katk\u0131 sa\u011flamas\u0131 ve toplamda  seviyesinde inorganik b\u00fcy\u00fcme yaratmas\u0131 beklenmektedir.<br \/><em>Devam eden projelerde g\u00f6r\u00fcn\u00fcm.<\/em><strong>\u00a0<\/strong>\u015eirketin MaltepePark konut\/ofis projesinde in\u015faat ve geli\u015ftirme \u00e7al\u0131\u015fmalar\u0131 devam etmekte olup, iki bloktan olu\u015fan konut segmentinde sat\u0131\u015f s\u00fcreci s\u00fcrmektedir. Toplam 33 bin m\u00b2 sat\u0131labilir alana sahip ve 229 konut \u00fcnitesinden olu\u015fan projede, 2025 y\u0131l sonu itibar\u0131yla 41 adet \u00fcnitenin sat\u0131\u015f\u0131 ger\u00e7ekle\u015ftirilmi\u015ftir. Projede yer alan iki blok ise tamamen ofis kullan\u0131m\u0131na ayr\u0131lm\u0131\u015f olup, toplam 32 bin m\u00b2 sat\u0131labilir\/kiralanabilir alana sahip olmas\u0131 planlanan bu alanlarda geli\u015ftirme faaliyetleri devam etmektedir. MaltepePark projesinin 2027 y\u0131l\u0131 ortas\u0131nda tamamlanmas\u0131 ve teslimlerin kademeli olarak ba\u015flamas\u0131yla birlikte \u00f6zellikle 2027 y\u0131l\u0131nda ciroya anlaml\u0131 katk\u0131 sa\u011flamas\u0131n\u0131 bekliyoruz. \u00d6te yandan, Antalya Konyaalt\u0131\u2019nda geli\u015ftirilen AVM projesi ve Do\u011fan Holding ile P ortakl\u0131\u011fa sahip olunan \u00dcmraniye arsas\u0131nda proje geli\u015ftirme \u00e7al\u0131\u015fmalar\u0131 devam etmektedir.<br \/><em>Net bor\u00e7ta s\u0131n\u0131rl\u0131 art\u0131\u015f kaydedilmi\u015ftir.\u00a0<\/em>\u015eirketin net borcu 4\u00c725 itibar\u0131yla 24.584mn TL\u2019ye y\u00fckselerek s\u0131n\u0131rl\u0131 bir art\u0131\u015f g\u00f6stermi\u015ftir (4\u00c724: 23.970mn TL). Net Bor\u00e7\/FAV\u00d6K oran\u0131 2,99x seviyesinde olup sa\u011fl\u0131kl\u0131 g\u00f6r\u00fcn\u00fcm\u00fcn\u00fc korumaktad\u0131r. Finansal bor\u00e7lar\u0131n b\u00fcy\u00fck \u00f6l\u00e7\u00fcde d\u00f6viz (a\u011f\u0131rl\u0131kl\u0131 avro) cinsinden olmas\u0131 kur riski yaratmakla birlikte, g\u00fc\u00e7l\u00fc operasyonel nakit ak\u0131\u015f\u0131 bu riski dengelemektedir. Ayr\u0131ca, d\u00f6viz bazl\u0131 bor\u00e7lar\u0131n g\u00f6rece d\u00fc\u015f\u00fck faiz oran\u0131 ve TL bazl\u0131 nakdin faiz geliri sayesinde net faiz gideri son iki y\u0131lda avro baz\u0131nda W azalm\u0131\u015ft\u0131r.<br \/><em>\u015eirket beklentileri:<\/em><strong>\u00a0<\/strong>\u015eirket, 2026 y\u0131l\u0131na ili\u015fkin \u00f6ng\u00f6r\u00fclerini payla\u015fm\u0131\u015f olup; istikrarl\u0131 doluluk oran\u0131 ve ziyaret\u00e7i trafi\u011fi, 2025 y\u0131l\u0131nda ger\u00e7ekle\u015ftirilen AVM pay al\u0131mlar\u0131n\u0131n tam konsolidasyon etkisi ve artan ek gelir katk\u0131s\u0131 ile NOI\u2019\u0131n 2026 y\u0131l\u0131nda 218mn avro seviyesine ula\u015fmas\u0131n\u0131 beklemektedir. Bu rakam\u0131n, \u015firketin &amp;,5 seviyesindeki 2026 ortalama T\u00dcFE beklentisinin yakla\u015f\u0131k 5 puan \u00fczerinde ger\u00e7ekle\u015ferek reel b\u00fcy\u00fcme kaydetmesi \u00f6ng\u00f6r\u00fclmektedir. Ayr\u0131ca \u015firket, y\u0131l boyunca toplam 140 adet kiralama i\u015flemi ger\u00e7ekle\u015ftirmeyi hedeflemektedir.<br \/><em>De\u011ferleme:<\/em><strong>\u00a0<\/strong>De\u011ferlememizde 2025 y\u0131l sonu ger\u00e7ekle\u015fmelerini dikkate alarak \u015firketin t\u00fcm operasyonel varl\u0131klar\u0131n\u0131 ayr\u0131 ayr\u0131 \u0130NA y\u00f6ntemi ile de\u011ferleyip gelecekteki nakit ak\u0131mlar\u0131n\u0131 bug\u00fcne indirgedik. Hen\u00fcz geli\u015ftirme a\u015famas\u0131n\u0131n erken safhas\u0131nda bulunan Antalya ve \u00dcmraniye arsalar\u0131n\u0131 ise ekspertiz de\u011ferleri \u00fczerinden modelimize dahil ettik. Ula\u015ft\u0131\u011f\u0131m\u0131z toplam net aktif de\u011ferden, 4\u00c725 itibar\u0131yla \u015firketin net borcu olan 24.584mn TL\u2019yi \u00e7\u0131kard\u0131ktan sonra E NAD iskontosu uygulayarak 12 ayl\u0131k hedef fiyat\u0131m\u0131z olan 263,51 TL\/hisse de\u011ferine ula\u015ft\u0131k. \u015eirket, mevcut durumda net aktif de\u011ferine (NAD) g\u00f6re a iskonto ile i\u015flem
